Real Share Student Housing Conference, April 14-15, 2009
Over 500 people attended the 2nd annual Student Housing Conference at the 4 Seasons Resort Hotel in Las Colinas. There was certainly an air of some hope and optimism amidst our dismal real estate climate, and spirited debate among panelists about the industry’s short and long term challenges and opportunities. In general though, the consensus was that the sector is reasonably recession proof, particularly for the stronger established owners who invest at the major name brand universities.
The key note address by Mitchell Kiffe, VP Sales and Production at Freddie Mac, was of particular interest to this audience. He acknowledged that even though multi-family will be tough for the next 18 months, that student housing looks pretty good. Freddie Mac is loaning in that sector, funding 47 student housing loans in 2008, which made up 3% of their overall activity. He predicts that % will rise in 2009 within their portfolio. They have also introduced a Purpose Built Student Housing product, which should help add some standardization and common language to the sector. He stated clearly that such standardization is important as the sector moves forward.
Mr. Kiffe said that most people understand the language and investment risks/criteria for senior housing, and that student housing must gain the same platform. This will help institutional investors to become more comfortable with the sector, thus bringing additional liquidity to that market, and helping drop the cost of capital.
Another interesting discussion/topic surrounded the changes in design and amenity packages now offered for new projects. Greg Faulkner, of Humphreys & Partners, moderated a design panel introducing their Student e-Urban concept, which combines dense 3-4 story high efficiency clustered units around a courtyard, thus lowering construction costs. Other participants discussed the evolution from older apartment style housing, to modern mid and high rise units, equipped with plasma walls, sophisticated wi-fi, advanced security, shared privacy units, etc. Certainly not the “dormitories” or campus apartments we knew in college!
Given the relative gloom that has permeated most real estate conferences the past year, the Real Share Student Housing conference was encouraging, and a hopeful sign of better days ahead for all sectors.
